Manipal Health Enterprises is set to expand its presence in the Delhi-NCR healthcare market with plans to develop a new multispecialty hospital in Gurugram, Haryana, under a 30-year lease agreement with TIL Investments, an Indian subsidiary of Singapore-listed Thakral Corporation.

The proposed hospital will be developed on approximately 3.5 acres of land, with the first phase expected to accommodate up to 500 beds, according to the company’s regulatory filing.

Under the agreement, Manipal Health Enterprises will be responsible for the construction, operation, management and maintenance of the hospital. The estimated investment for the project is approximately ₹750 crore, with expenditure on medical equipment, technology, IT infrastructure and interiors expected to account for a significant portion of the overall cost.

The hospital site is strategically located near Indira Gandhi International Airport and major infrastructure corridors, with upcoming residential and infrastructure developments expected to support healthcare demand in the surrounding areas.

The proposed development is envisioned as an anchor for an integrated health and wellness ecosystem, with supporting hospitality and retail facilities.

Commenting on the expansion, Manipal Hospitals CEO Dilip Jose said, “Delhi NCR is an important market for Manipal Hospitals. The proposed hospital in Gurugram will enable us to strengthen our presence in the region and serve its growing healthcare needs.”

The expansion comes as Manipal Hospitals continues to strengthen its nationwide network. The group currently operates 49 hospitals with more than 12,600 beds across India, including three facilities in Delhi-NCR.

Alongside its organic expansion strategy, the healthcare group is also evaluating acquisition opportunities in Kerala, Hyderabad, Delhi-NCR and Visakhapatnam.

The proposed Gurugram hospital marks another significant step in Manipal Hospitals’ efforts to expand its healthcare infrastructure and address the growing demand for quality medical services in one of India’s most dynamic urban markets.
